Bookings & Cancellation Policy

Bookings: In order to confirm a reservation we need a deposit of $25% of the total stay or a current credit card number with an expiry date as a guarantee.

Cancellation Policy: In the event that we are unable to replace a cancelled booking, 25% of the total cost of the stay will be charged if the booking is cancelled 21 days prior to arrival. Should a cancellation be received within 7 days of the expected date of arrival then 100% of the hotel cost will be charged for every room night cancelled.

Child Policy: Children under twelve years of age are accepted by special arrangement only but not during High Season ( November to April inclusive)

Pets: We are ''animal friendly'' but as we already have two dogs and two cats plus livestock, pets unfortunately cannot be accommodated at Ugbrooke.

Extra Person In Room: Our room rates are based on double occupancy. Should there be a requirement for a 3rd person in the room, a fold out bed or sofa bed can be arranged in rooms that have this capacity but a surcharge does apply.

Over 12 years - $65

Check In/Check Out 
Check in is between 2 pm and 6 pm on the day of arrival and check out by 11 am on the day of departure. Early check ins and late check outs are however accommodated wherever possible but check in before 1 pm attracts a surcharge of $30.00.

Christmas and New Year 
Between 24 December and 2nd January the minimum night stay is 2 nights and a 50% non-refundable deposit is required at this time.

Damage

In the unfortunate circumstance of damage to the property or any chattels or in the case of a  surplus cleaning charge, then replacement cost of such will be charged to the guest''s credit card. Ugbrooke is a strictly non-smoking property . Smoking is only permitted on the verandah or outside the main house. Upon making a booking at Ugbrooke your agreement to these conditions is implied.
